New workshop at Budgie Towers.
« on: July 05, 2012, 09:09:05 pm »

Today was a momentous one at Budgie Towers, in that work started in earnest on my new workshop O0, the dimensions of which will be 20' x 9'.
The first pics show the area were it will built and the rest at various timing during the day. I will update day by day until completion, which should be in about ten (working) days time depending on the weather, so tomorrow looks like it will be rained off for a kick off {:-{ {:-{.

Looks to me that the back yard needed help, could you not enlist the help of one of the TV gurus to build you a nice workshop by pleading lack of funds & a bad heart. You should be careful though, you never know what is hiding in the forest back there. Mick B.

Day 2 - Cancelled due to inclement weather, currently 2 tons of hardcore sitting in sacks on the front path, have also decided to move the the workshop further back as it may be too close to proposed further building work for my liking.

Re state of the garden, this due to not having green fingers, severe hay fever during summer months and to honest preferring to build model ships, taking photographs of a maritime nature as well as other interesting subjects World wide. However, this should change over the next year or so when the reconstruction is complete and a professional gardener is engaged to do all the hard work. The garage BTW is home to my TR6 and a 1957 Moggie 1000 (anyone want a Moggie to restore?)

Now off to Scotland and then back down to Windermere tomorrow for their little do.

Its amazing how you guys use the weather to get out of working, LOL. I think you will have a very nice shop when you finish. It will make it much easier to build your models, keep us up to date with the progress. I am thinking of putting a shed in the back yard for my lathe & the milling machine I have been thinking of buying for some time. The lathe is in my garage workshop at present but that is 11km out of the city. Mick B.

Day 3 - Of actual work, delay caused by contractor being of the opinion that it was going to be wet on Monday and Tuesday - it was actually bone dry on both days for a change. Also has been moved back 3';  this appears to have caused some confusion initially as it was interpreted as being that I wanted the shed/workshop to be that much longer, neither did I expected that it would take two men with two shovels and one wheelbarrow between them to three quarter fill an eight yard skip in a day - not that they were shirking and taking breaks, or appeared not to anyway. I have been assured though that the area will be cleared by tommorrow and the hardcore and shuttering will be in place by the end of the day ready for the concrete on Friday, so long as it doesn't rain of course.

Day 4 & 5. Digging out completed and hardcore laid - I don't think I've seen two men work so hard and achieve so little in three days, reminded me so much of Vauxhalls in the '70's, that was last Thursday (12th July). Contrator arrrived later in day to inspect and told me that the concrete would not be available until Monday - today - and that they would put shuttering up then.

Monday morning, raining yet again, had serious doubts as to whether they would turn up but, they did, rain became heavier. The had some problems in getting the levels correct. Though the area looked to reasonably level overall, this was in fact an optical illusion caused by the back wall sloping left to right in the pictures, concrete was delayed until they had sorted it out. Concrete wagon arrived at lunch time, the concrete is all mixed in the wagon and load into wheelbarrows in a matter of seconds, amazing, considering what it used to like when it dumped in the road and it a race against time to get into place before it set. All done in about 40 minutes and off they went, rain also stopped as they left, have to wait as the slab dries. I doubt very much if there will be anymore work done this week as the forecast is for more rain, especially on Wednesday but, we shall play it by ear and see what happens.

Once the binding reaction has started, keeping it wet even under water the slower it sets and the slower it sets the stronger the slab will be.

of course priority must be given to shed, but I really would suggest you do the remedial work on the wall while you can get at it easily, after all you dont want it collapsing on your new build!

Yes that aspect has concerned me but, as it is a party wall, I think anyway can't be sure until I've seen the deeds again, and it backs on to three other properties, there is little I can do at present. Should it need to demolished and rebuilt with brick that would cost in the region of £25k+. The ground on their side is also quite a bit higher as well and is planted with many shrubs and bushes, which does not help either.

That being the case I decreed that there must be a gap wide enough for a man to get down between the wall and the back of the workshop should needs be; the contractor also need room to get down there to do the cladding anyway. As far as I'm concerned should there be any major work be needed then it can be demolished from my neighbours side and replaced with a fence.

However, it has stood for over 120 years and survived the blitz, the two houses behind me were flattened by a bomb, in 1941/42; though leaning walls and subsidence are beginning to show themselves in the area, all down to the whole area slowly sliding it to the Mersey apparently, or so my council surveyor friend tells me.

Just think tho in a few years your will have a river front property.... and of course that will certainly add value :)
